This scheme responds to the emerging context of the Knight Dragon Masterplan and provides a residential tower raised on a common podium element. The podium building fills the extent of the site providing new ground level retail frontage onto Peninsula Square and residential back of house facilities.
The new, single tower provides 33 stories of residential use above ground and a mezzanine which houses retail, plant and service areas. Its form is stepped in profile asymmetrically to respond to the adjacent O2 and to increase visual slenderness, whilst remaining a dominant force on the Peninsular.
The building is designed to provide high quality homes in a variety of types and tenures and the massing of the tower has been developed to respond to the scale of the buildings in the longer distance views.
The east and west facades are articulated by vertical piers based on a 1800mm grid which directly relates to the design of the apartments, balconies are located where the facade folds to provide outside space with dual aspect and further articulate the corners of the building. Greening of the roof gardens emphasises the steps in the massing and provides amenity spaces for residents.
